Would anyone be interested in a free CMMS program in MS Access with implementation/consulting for a negotiable price? I have been using/developing this database for 8 years to manage several government facilities. It is very user friendly for customers, maintenance workers and provides management with basic statistical data. Warning: this is not your typical CMMS! I developed it as a TOOL for the maintenance worker first. It has a customer interface for entering and following up on WO’s anywhere on your LAN and even an e-mail paging system for Urgent WO’s. It has a basic PM system for auto generating PM WO’s 1 click history for any field on the Work Order form. It’s fast and stays that way because WO are routinely archived to another DB yet all these valuable history records are readily available by linking them to the main DB. I use hyperlink files for Projects where you can store anything you can put in a file folder. I also have a linked DB for keeping as many photos per WO as you want without slowing down or crashing the system.
If you use MS Office programs, have networked computers at your facility, have an in house maintenance staff, want every customer to have the ability to report repairs but you do not want to be too sophisticated or be a slave to a mammoth WO system then this CMMS may be for you. What’s in it for me? Not much other than helping others out. I started developing out of necessity and now my CMMS is my hobby.

Copywrite is the easiest, cheapest way to go IMHO. A patent is complex and expensive plus you may not have as much protections.

I spent almost 3 days looking for this exact thing. I am developing a database for my site and would really like to take a look at what you have. If I incorporate any of it into what I am doing I will send you back a finished copy of mine to look at, if you would like. I think you might find some of it intresting. I to am developing this primarily as a tool for the technician to improve overall equipment maintenance rather than a tool to track the technicians efficency. Please send me a copy.
