Our company, maintenance guy service for non-production area such as all building in company and general service (Air condition, Lighting, Toilet and so on)

My question is "Do you have planner for these activity?"

If the amount of civil works is big, maybe you should have a civil/building/structural maintenance section and you can contract these works to an outside contractor based on work unit rates rather than having inhouse personnel because carpentry, plumbing, ironmongery etc are common skills from building industry. The challenge is to come out with proper work unit rates.

We plan those jobs, the change is in the execution. We have changed the role of our building maintenance repairers over the years. Years ago the crew was larger and they do much of the plumbing, and other facilities jobs; another part (35%?) was contracted. Now we have an resident contractor and our remaining building maintenance repairers serve more as safe work permit issuers and jobs monitors. They still execute some corrective and PM orders.

Even contracted out, these civil/building/general structure works should still be managed in the CMMS by the responsible section or planner if you have.
