CMMS definition at:

Short for Computerized Maintenance Management Systems. A CMMS usually consists of hardware solution and a software package that allows an organization to manage the maintenance of equipment and facilities. Use of a CMMS package should improve productivity, lower overall operating costs, and store valuable information about maintenance functions in an organization.

A computer-managed maintenance system (CMMS) is an integrated set of computer programs and data files used to manage the massive amounts of data generated by maintenance, inventory control, and purchasing. It even incorporates work backlogs, schedules, preventive maintenance plans and their schedules, labor utilization, and maintenance cost distribution.

A CMMS will also track materials used, including quantities and cost. With this system you can control inventories and maintain optimum, cost-effective levels of parts. This system can also provide historical, current and future information as a summary or in detail.

I think thats a fair statement. CMMS is a more limited version of what one would expect to find in an enterprise level EAM system.

For example, CMMS normally don't contain things such as Human Resources management, beyond rudimentary functions, neither do they contain full-blown warehouse management. Etc.

Daryl, with the proliferation of CMMS companies all over the planet, I think your definition is right.

Maybe I am biased but 14 years ago when we implemented our CMMS, there were no EAM systems, at least the term was not invented yet. You had big CMMS and small CMMS.
We have a big CMMS

  • Full-blown warehouse management
  • Full-blown procurement management
  • Maintenance management


You can track who did what and by filling all the employees.

The other day I had the change to see another CMMS, a stand-alone version for an equipment delivered by the vendor/manufacturer. At first glance, state of the art!! Parts associated with detailed pictures, exploded views etc.., but after digging deeper Frowner
budgets, detail reporting, history..
But again I am biased

I think now we have to say:
CMMS is small system
EAM is big system
