Plant availablity and maintenance cost are lagging indicators - meaning that the measurement reflects something in the past.

What are some good leading Key perfomance indicators that can used to keep maintenance performance on track?

To get the discussion kicked off, I'll offer a few proactive indicators in the lubrication area. Improving oil cleanliness is a proactive measure whose indicators are leading for wear and reliability. Reducing particulate in the oil is achieved by setting agressive target goals, publishing them, and giving the plant personnel the tools and training to effect change. By monitoring the cleanliness level of key lubrication reservoirs, we can show downstream improvements in wear rate and reliability be removing the contaminants the cause most of the wear in lubricated bearings. Another leading indicator could be oil consumption. By tracking the amount of new oil that is purchased on, say, a monthly basis, indications of the current oil leak rate can be ascertained. Leak reductions are a product of proactive measures to ensure proper reservoir ventilation, proper oil level, and correct seal installation and condition.

I'll leave it to some other technology folks to weigh in on similar approaches to vibration, IR, etc.

KPI's and maintenance indicators for maintenance vary a great deal from one industry to another and depending upon the problems the equipment is encountering, what is important is selecting the correct maintenance indices for the problems each plant is encountering.

Here are my recommendations :

1) For equipment's heavy in breakdown & repair
MTBF, MTTF, BDO (Breakdown Occurence), MTTR

2) For equipment's heavy in conversion or setup
MTTS (Mean Time To Set Up)

3) For equipments encountering short stops, error, in Japanese they call this chokotei
MTBA (Mean Time Between Assist)

4) For plants which are heavy consumers on
lubrication : Go with Rich advise, cost
of lubrication, spares that failed attributed
to lubrication issues.

5) Typical plant indices used
Utilization, Availability, Cost, RNM or
Repair and Maintenance Cost

Again each plant have a unique way of measuring their performance indicators most specially in maintenance as this would depend upon the problems their equipment is prone to, breakdown is not the only downtime encountered most specially in manufacturing and semiconductor plants.
