If someone asked you question saying what basic maitenance activities are? What will be your response

To start:
1. Clean
2. Visual Inspection
3. Lubricate
4. Adjust (bolts/nuts tightment, belt tension)
5. Replace worn parts, filters, etc.

Visual Inspection may be done concurrently with other tasks. Inspect as you clean, notice worn or loose parts while you remove dust, read oil level as you wipe sight glass, etc.

*Monitoring Temperature
*Observing Noise
*Confirm integrity

Keeping equipment
1. Dry
2. Clean
3. Lubricated (proper grade, quantity and water free)
4. With bolts tight
5. Properly aligned
6. Properly balanced

lays the foundation for operating them reliably. Without these in place, efforts on applying e.g., RCM, will be a waste.

There are also basic Operating activities, falling generally in the category of "Tender Loving Care". TLC includes the following:

1. Starting and stopping equipment with care, per OEM instructions.
2. Flooding or Venting equipment at start, as per OEM.
3. Loading the equipment gently, ramping up as it 'warms up'.
4. Unloading equipment gently, ramping it down before stopping it.
5. Keeping equipment under steady conditions as far as possible - Tramline operations

Some of the 'maintenance' activities listed in my earlier post are usually done by Operators, but they remain maintenance acticities irrespective of who does them.

Together the two sets contribute greatly to keep relaibility at high levels.
